Our sale was an estate sale in Dundalk MD--house unoccupied. Dundalk is working class area of mostly older homes that generally require improvements and may take extra effort/attention to sell. Kathy Banaszewski demonstrated definite working knowledge of the area. She provided comps and we selected what we expected was a reasonably aggressive asking price.

The inspection report highlighted several things that had to be addressed prior to closing. No one in the remaining family lives within an hour of the property, so Kathy accepted the responsibility to deal with contractors and even negotiated lower costs for several repairs.
Older existing furniture in the house but she added accents to stage. She got the house listed quickly after we cleared extraneous personal items. After little more than a week, we had 4 offers and ultimately settled at 5% above asking price.
